The Centre’s flagship rural housing scheme , Pradhan Mantri Awas Yojana-Gramin (PMAY-G), is set to continue till March 31, 2029, giving millions of rural families fresh hope for a permanent home. Initially planned for completion by 2024, the extension will enable the construction of two crore more pucca houses across India’s villages.

A Step Towards ‘ Housing for All ’

Launched in 2016 to replace the Indira Awaas Yojana, PMAY-G aims to ensure every rural household has a safe, weather-resistant home with basic facilities like toilets, electricity, and drinking water. Houses under this scheme must have a minimum area of 25 sq. metres, ensuring more space and comfort than earlier rural housing schemes.

Who Can Apply?

The scheme focuses on helping the most vulnerable families. Key eligibility criteria include:

  • No pucca house anywhere in India.
  • Living in kutcha houses with one or two rooms.
  • Belonging to SC, ST, or specific minority groups.
  • No adult member aged 16-59 years in the family.
  • Female-headed households without an adult male (16-59 years).
  • Families with disabled members and no able-bodied adult.
  • Landless households relying on manual labour for income.
  • No government job holder or monthly income above ₹15,000.
  • No professional taxpayer and Kisan Credit Card limit under ₹50,000.
  • Submission of an affidavit declaring non-ownership of a pucca house.

Financial Assistance Offered

Beneficiaries get ₹1.2 lakh in the plains and ₹1.3 lakh in hilly, North-Eastern, and special regions. In Odisha, the aid can go up to ₹1.8 lakh. Additional benefits include:

  • ₹12,000 for toilet construction via Swachh Bharat Mission or similar schemes.
  • Home loans up to ₹70,000 with interest subsidies starting at 3%.
  • Cost sharing between Centre and State at 60:40 for plains, 90:10 for hilly and special states.

Achievements So Far

From 2016 to 2019, the target was one crore houses, followed by 1.95 crore houses between 2019 and 2022. Over 95% of sanctioned homes are complete, with states like Uttar Pradesh, West Bengal, Bihar, Madhya Pradesh, and Odisha leading the tally.

Digital Tracking for Transparency

All progress is monitored via the AwaasSoft portal and Awaas mobile app. Beneficiaries can check their application status online using their registration number or through the SECC beneficiary list. Payments are released in instalments at different construction stages - from sanction to roof completion.

New Updates in 2025

The extension brings some operational changes:

  • Ten lakh houses to be sanctioned in January 2025 alone.
  • Launch of AwaasSAKHI, a mobile tool for faster beneficiary verification.
  • Penalties on states for payment or sanction delays - ₹10 per house per month for the first month, ₹20 thereafter.

With its extension till 2029, PMAY-G is set to bridge the rural housing gap more effectively, ensuring millions gain access to safe, permanent homes with essential amenities. By combining financial support, digital monitoring, and stricter accountability, the scheme aims to turn the dream of “Housing for All” into a lasting reality.
